As part of the Private Rented Sector Improvement Strategy, property standard guidelines have been produced to help landlords and tenants to understand the standards expected in various types of rented property.
They provide a brief summary of the legal requirements and good practice relevant to private rented properties. Guidelines have been produced for the following types of property:-
Under the Housing, Health and Safety Rating System (HHSRS) a risk assessment approach is applied to all residential property. Landlords should carry out a risk assessment and ensure that their rented property are free from any serious health and safety risks and that all other risks are adequately controlled.
The guidelines may not be appropriate or sufficient in every case.
