Housing Renewal Area Grants

 

Renewal areas, which normally last for 10 years, provide local authorities with the means to:

  • improve the housing and amenities of an area in which social and environmental problems are combined with poor housing
  • develop effective partnerships with residents and private sector interests
  • bring about a side-based regeneration programme, including mixed use development
  • secure maximum impact by increasing community and market confidence in the future of the area and help reverse the process of decline.

Individual Renovation Grants Within Existing Renewal Areas

At present two Housing Renewal Areas have been declared within the County Borough:

  • Brymbo/Broughton Housing Renewal Area
  • South West Wrexham Housing Renewal Area

Investment

Investment within the private sector housing stock has and is intended to continue at a high level in the form of Group Repair and Individual Grant aid. The thrust of the individual grant strategy continues to be to target those properties in the poorest condition by the elderly, low income or vulnerable households.

The commitment from the Council's existing resources in remedying unsatisfactory housing conditions within the two areas demonstrates their continued high priority within the Council's overall housing strategy.

The Council continues to seek improvements to the small private rented sector within the areas, both by encouraging landlords to improve sub-standard property with grant aid and by enforcement action where necessary. Once a Housing Renewal Area has been declared as many resources as possible should be made available to that area.

Investment within the Housing Renewal Areas where resources can be concentrated have proved to be beneficial not only to the individual, but to the community as a whole.

Since the declaration of the areas the authority and its predecessor has committed a large section of its budget in respect of discretionary (previously mandatory) grants to the renewal areas.
