New affordable homes for Caia ParkNew bungalows for local people are taking shape in the Coed Aben and Glan Gors areas of Caia Park, and representatives from the partnership providing the homes visited the site to see how work is progressing.
The seven bungalows, costing £880,000, are being developed by Clwyd Alyn Housing Association, part of the Pennaf Housing Group, working in partnership with Wrexham County Borough Council. £550,000 of the cost has been provided by Social Housing Grant from the Welsh Assembly Government and the remainder is funded by private finance arranged by the Housing Group.
The high-quality properties, which are being built by local affordable housing developer Lovell, will be available both to rent and buy under low-cost affordable housing schemes. The new homes include six two-bedroom and one three-bedroom bungalows. A local lettings policy will give first priority to people living in Caia Park who need ground-floor accommodation.
“We are delighted to be working in partnership with the local authority to provide high-quality housing solutions for local people,” said Mr Graham Worthington, Chief Executive of The Pennaf Housing Group.
“These new homes will help to address the urgent need for high-quality affordable housing in North Wales,” says Nigel Yates, Lovell regional director for North Wales. “The homes are being built to Level 3 of the Code for Sustainable Homes, the system for assessing the environmental performance of new housing, and will deliver high levels of thermal efficiency.”
Appropriate Affordable Housing is one of Wrexham Council’s corporate priorities for 2010/2011. The authority has been exploring ways to increase the provision of affordable housing and make better use of the Social Housing Grant from the Assembly, and is hoping to develop a further 2,205 affordable houses by 2021.
Cllr Carrie Harper, Member for Queensway, has been very supportive of the scheme and is delighted that local people will be given priority on the properties.
Cllr Harper said: “We have a duty to provide good quality affordable homes for local people and I am delighted that the people of Caia Park will be given priority once the development has been completed.”
Cllr Mark Pritchard, Wrexham Council’s Lead Member for Housing and Planning, said: “This is another great example of how organisations can work together to help deliver affordable housing in Wrexham. I would like the thank Clwyd Alyn Housing Association and the Welsh Assembly Government for helping make this development happen.
“This is one of a number of affordable housing schemes that are currently being developed in the county borough as we aim to meet our targets by 2021.”
